I think the big part of it was that he gave the guy a break and still let him stay, then the guy took advantage of it and got farther behind.
Finally, when shmooth said he would put the guys stuff on the front lawn, the guy went on the offensive and said "If you touch my stuff I will call the cops on you immediately!"
Then said deadbeat went further saying "I dont want to lose a friendship. You will get your money, but threatining me is just wrong bro!" (is saying you are going to put someones stuff on the lawn a threat??)
So the guy is still trying to be buddy buddy so that he can take further advantage of getting further behind on some cheap ass rent.
