I currently have family in Florida and know about the water.
Its a bit more expensive but you might want to consider putting in a softener with a cold water T bypass if you are drinking water out of the tap so water going to the hot water heater, shower(s) and washer/dish washer is softened. Your water isn't going to get better.

I had one go down after about 15 years with a 20 or 25 year warranty. Not a whole lot from the pro-ration, but it was better than paying the full freight for the replacement. Better check your owner's manual (yeah I'm sure you know exactly where that is) or the manufacturer's web site.

Couple of things. How big is the "Pool of water". When the weather changes, sometimes the tank has more condensation and drips around on the ground and freaks you out. It's usually dry when the water heats up though, check that first. Then check the drain valve. You can get rid of some leaks just by tightening it, or replacing it. Finally it could be the temperature Pressure Release valve too. Thats supposed to happen. If it's about 10 years old, I'd just spend the money, call the plumber and replace the tank. It's a pain in the ass, but just do it. Sometimes the thing just gets corroded. I just replaced one after checking it. One last suggestion, have you thought about just buying a new house?

Why call a plumber?? That will cost you almost as much as the new heater. Water heaters are easy to install. I just replaced one at my girlfriends house. It took me 45 minutes tops and that was mostly due to draining the old heater. Use an appliance dolly to move the new one in and the old one out. If you have to redo any of the pipes and you're not good at soldering, go to Ace Hardware or a Do It Center and buy Just for Copper. It's just like PVC cement but it's for copper and brass. That stuff is awesome

Pantry, I am actually quite handy around the house. I put in all of my ceiling fans, all of the dimmers, all new door hardware, a pool fountain, and the surround system in the master and the family room. I was going to put the water heater in myself but the electrical connection was beyond my know how. Plus I had a good week financially so I let lowes take out the old effer and haul it away and install the new one.
