Is it leaking out of the check valve near the top? How about at the connections? Or is it at the bottom?

If the supply pipes or pressure relief valve are leaking, that's one thing. The tank, forget it. There are no repairs. Look on the energy star page, you may be able to get a cut on a replacement. If you really want to save on operating cost, go tankless. Problem is, tankless cost a bundle, both per unit and to install.

As long as it is not coming out of the relief valve and it is not a fitting at the top leaking, you need a new heater. Call your mechanical contractor (heating and air conditioning) or plumber. If you dont have one, ask your friends who they use and like.

Tankless are cheaper to operate, but given installation cost and maintenance cost, you dont come out ahead in most applications

It's possible the heater crapped out in 9 years but they usually last at least 12. $ depends on if your tank is direct vent or power vented...power vented costs more

could you explain the difference? I want to be able to at least appear as though I know what I am talking about to avoid the inevitable rip off by the plumber or contractor.

Think about the hot water heater business model, if it lasted 20 years instead of 10 then they'd sell half as many replacement units. Since the average American moves every 7 years, chances are the average American isn't replacing the one they actually bought.

You live in Florida. Home of crappy water and that water is a killer for hot water heaters. So you might want to have someone look at your water softener at the same time if you have one. You might be dumping under treated water and it just scaled up faster.
Look for a Bradford White. Might be built by some of my neighbors.
They make gas, electric and tankless.

Man, it seems like you've had sone seriously crappy luck at the homestead. If you built this house 9 years ago, then I'm thinking someone screwed you over. You may want to followup with the contractor by breaking his f'n kneecaps.

I don't have a softener and you are correct about the crappy scaly water. I bet that's what did it. It's all scaled up and crapped out.

Well, Grr made a good point about the hard water we have down here. Stuff scales up pretty quick. me thinks that might be the problem or.....I got screwed over when I built this house. Who knows. All I know is I am prolly going to be dropping a grand or more on this.
